There are a couple of factors you need to consider before you can arrive upon a fairly accurate estimate on the total cost of having oak floors installed in your home.
How large is your house? Or if you’re not thinking of installing plank floors for your entire home then how large is the area or room that needs new flooring? As you probably know, contractors generally prefer to be paid per square foot. And in case of hardwood flooring installation, you’ll pay a minimum of $6 for every square foot covered. But that may just the beginning. If you take a closer look at the price quotations provided by flooring contractors, you’ll see that even the most standard of agreements will have a list of miscellaneous items that you’ll have to pay extra for.
Consider, for instance, furniture in the area that requires new flooring installed. If there are huge cabinets, living room sets, or a refrigerator and book case in the area, all these would have to be carried out before new floor boards may be installed. The effort exerted for carrying them out will not be for free. You may be charged labor for them depending on the number of furniture pieces that have to be taken out. It’s even possible that your labor costs could further increase depending on where you wish to move the furniture.
Let’s say you wish to have oak floors installed outside your home. Unfortunately, your floors aren’t pre-finished and thus have no protection against weather damage. For this reason, you’ll have to pay contractors extra as they apply a weather-resistant stain or finish to your flooring.
So how much does oak flooring cost? A small 10×10 room will generally cost between $600 to $1,200, depending on the type of oak you use and the company you hire to install the floor. Of course doing it yourself will keep you in the lower end of that range. Ultimately, be sure to take your time comparing prices before making any decision. Don’t snap up the first deal that you come across. Better deals and more affordable oak floors are sure to be out there. You just have to look for them.
